Recently, I was channel surfing & came across a program called Iron Chef on the food channel. There are several world class chefs that prepare elaborate meals at locations around the globe. They are harshly judged by a panel of food experts. One chef is left to become the Iron Chef.
Many people consider themselves good cooks. After watching this program, I'm sure their opinion of their culinary capabilities is humbled. Cooking at home is one thing. Competing with those who are serious about winning & have a burning desire to succeed is another matter.
It reminded me of the real estate business in this very competitive market. Most sellers are unaware of the other homes a buyer is viewing. Some sellers have Corian counters. They look great to buyers, unless another home has slab granite. Other sellers have play pools, which appeal to some home shoppers. But, some pools have elaborate waterfalls, optic systems, & salt water (no chlorine) filters.
A wise man once said, "Most people can stay motivated for a few days. Some people can stay motivated for a few weeks. And, a few people will stay motivated for as long as it takes to achieve their goal".
In my opinion, it is helpful to be priced 'below appraisal' in this market. It is mandatory to be patient. And, it is vital to be flexible on pricing before the market softens.
There are no sellers, real estate agents, title people, or lenders happy with the state of affairs in this Arizona real estate climate. It's a great time to buy for those with consumer confidence. And, over 3,000 resale homes are selling each month for the sellers with an 'Iron Will' determined to win.
