National Do Not List Designation
The newest national real estate designation is the 'Do Not List' (DNL). It is conferred upon agents who have the courage to tell the truth to sellers, and refuse to take listings that are overpriced from sellers who are insufficiently impassioned to affect a sale.
For example, this week I received a listing lead from a team member. I'll call the prospective seller MR. Kia (know-it-all). He had just cancelled his 30 day listing with his prior agents and was shopping around for a new boy (or girl) super-agent.
Mr. Kia said he only planned to list for 30 days. He would not sell unless he netted 100k. And, he didn't want a sign or lockbox. When he actually said he wanted to downsize, but was in, "No rush", I almost laughed. Fortunately, I remembered from my DNL training that falling on the ground & laughing is only allowed after the call is terminated.
When Mr. Kia said he had, "A relative in real estate" I almost choked on my diet soda. Once again my DNL training came in handy. The basic course suggests proper lead generation hydration, but strictly prohibits solid food and gum chewing during seller pre-qualifications.
The DNL designation is not for every agent. Ego driven agents that require walnut 'Lister of the month' awards are discouraged from applying. Agents that feel they can 'wear a seller down' and reduce the price at a later date are washed out in the DNL 'boot camp'.
The prestigious Do Not List designation (DNL) requires monthly documentation that toxic sellers, pricaholics, and inflexible clients are avoided. There is no yearly renewal fee. The ancillary benefits include less stress, fewer gray hairs, more sound sleep, and more time to spend with serious buyers, sellers, and family members.
