The Secret Solution – 1/9/08

 

     This morning I received a call from a client. I listed their home in mid-December.

It was on the market with another agent prior to my marketing the house. My seller said, “My wife wants to know why we are not getting any activity?” I asked him, “What did you tell her”? He replied, “I’m not sure either”. Since this seller is serious about selling and his wife is in another state, I repeated ‘the secret’.

 

There is only one reason a house does not sell – overpricing. When I was in Catholic grade school, the nuns said, “Three times for the normal mind”. It was their way of saying repetition is helpful, before they were to use corporal punishment on the students. So, the only reason a house does not sell is overpricing, overpricing, overpricing.

 

Today, a different client asked me how many hits their property received on Realtor.com. After sending that information, I thought that reminded me of another

Question: How many angels can you fit on the head of a pin? Both are fascinating questions. But neither have anything to do with getting a property sold.

 

A house properly priced is half sold. I am very concerned if a seller is not receiving showing, or there are numerous showing without any offers. Both situations tell me the house is overpriced. I believe honesty is the best policy, so I share that fact with my clients. If I didn’t care, I would ‘sugarcoat’ the truth with what people want to hear.
